Our pre-construction services are tailored to the unique needs of each client. Lockrul provides feasibility studies forecasting potential scheduled delays, budget constraints and other client concerns. By partnering with the client and architect early in the design phase, Lockrul Construction delivers a product that will meet the design objectives and cost requirements.
Ranging from conceptual plans to a complete set of Architectural/Engineered/Design-Build drawings, Lockrul Construction will prepare detailed estimates. By partnering with the architect and client, Lockrul will also provide site assessments to identify potential constructability issues in parallel with the architect and client needs.
- Compile preliminary schedules in the pre-construction phase and two week look-a-heads during construction. The schedule will address permit processing, milestone events, material procurement and tenant vendors (such as, structured cabling and furniture installation).
- Soliciting pricing/bids from skilled and competent subcontractors to assure the quality and cost effectiveness that all of our clients deserve. Diligently reviewing all bids so they comply with plans and specifications.
- Provide leadership, site supervision, safety control, cost control, subcontractor selection and closeout documentation.
- Assist in developing and implementing the best approach for achieving LEED certifications.
Lockrul Construction’s Superintendent is a central source for day to day field operations. Coordinating project logistics and complying with city regulations are necessity for completing a successful project. Lockrul Construction’s Superintendent works directly with the owner, design team, subcontractors and city inspectors. They pride themselves on maintaining the quality of the project and schedule.
